Per EC 9.0500, the lot width is defined as the horizontal distance between the <br />midpoints of the side property lines. As demonstrated on the site plan, all proposed lots have a lot <br />width of at least 50 feet, consistent with the requirements set forth in in Table 9.2760. With a total of <br />14 proposed lots (including one stormwater tract) on 2.24 net acres (2.82 acres site area – 0.58 <br />acres of ROW dedication), 13/2.24= 5.8 units per acre. The density of 5.8 units per acre is below <br />the allowable 14 units per acre allowed in the R1 zoning. No additional right-of-way will be dedicated on Coburg Road, which has a <br />current right-of-way width of 80’ and a paved width of 54’. <br /> EC 9.6810 Block Length – The proposed extension of Craftsman Way does not create a block <br />length of over 600’. <br /> EC 9.6815 (2) Street Connectivity Standards <br />(a) All streets and alleys shall be public unless the developer demonstrates that a <br />public street or alley is not necessary for compliance with this land use code or the street <br />connectivity standards of subparagraphs (b) through (f) of this subsection. <br />RESPONSE: All streets are proposed to be public. <br />(b) The proposed development shall include street connections in the direction of all <br />existing or planned streets within 1/4 mile of the development site. The proposed development <br />shall also include street connections to any streets that abut, are adjacent to, or terminate at the <br />development site. <br />RESPONSE: The applicant is proposing to extend Craftsman Way into the site from the south end. There are no <br />other street connections that abut, are adjacent to, or terminate at the development site. The <br />properties to the north are fully developed and take access from Hillview Lane 2. The property to <br />the east is fully developed and takes access from North Game Farm Road. Therefore this standard <br />does not apply. <br />(c) The proposed development shall include streets that extend to undeveloped or <br />partially developed land that is adjacent to the development site or that is separated from the <br />development site by a drainage channel, transmission easement, survey gap, or similar property <br />condition. The streets shall be in locations that will enable adjoining properties to connect to the <br />proposed development’s street system. <br />RESPONSE: As stated above, the applicant is proposing to extend Craftsman Way into the site from the south <br />end. There are no other street connections that abut, are adjacent to, or terminate at the <br />development site. All the surrounding properties to the north, south and east are fully development <br />and preclude the need to further extend any other streets. The properties to the north take access <br />from Hillview Lane 2 and the property to the east takes access from North Game Farm Road. <br />Therefore this criteria has been satisfied.
