Tentative Partition Application <br /> Written Statement <br /> July 6, 2026 <br /> <br />Branch Engineering, Inc. Page 4 of 5 <br />• A current title report must be submitted with the final plat. The final plat must <br />show all easements, encumbrances and restrictions listed in the title report, <br />and all owners or interest holders must sign the Declaration or submit <br />concurrences. <br />A current title report showing all easements, encumbrances and restrictions is <br />included in this submittal. <br />• The final plat must show the relationship between the property boundary and <br />right-of-way centerline monuments. <br />The Final Plat includes all necessary monuments. <br />• If any public utility easements are shown on the final plat, the following <br />restriction will be required to be shown on the final plat in accordance with EC <br />9.6500(3): “No building, structure, tree or other obstruction shall be placed or <br />located on or in a Public Utility Easement.” <br />The final plat includes the necessary restriction regarding Public Utility <br />Easements. <br />• All City liens and assessments must be paid or segregated prior to final plat <br />approval. <br />No public assessments or liens are due. All fees due at this time have been paid. <br />• Taxes for the current year must be paid prior to recording of the final plat. The <br />applicant should contact the Lane County Surveyor's Office to make <br />arrangements. <br />A Tax Workup request was included with the submittal to Lane County Surveyor’s <br />Office. <br />• The Eugene Water and Electric Board (EWEB) has provided a referral which lists <br />standard informational items. While these are not items that must be <br />addressed for approval under the Eugene Code, these items are no less <br />important and are certainly applicable. For ease of reference, the referral can <br />be found as an attachment with this written statement. <br />Thank you for including these for our review. <br />• EWEB has overhead electric facilities on the south side of the property. An electric <br />service extension is required to serve proposed Parcels 2 & 3. Extension of electric <br />facilities will be designed to meet the City of Eugene Utility Permitting ordinances, <br />land use ordinances, EWEB standards, and other applicable codes. <br />This will be addressed at the time the relevant parcels need service. <br />• There is an existing 8" water main on south side of W.7th Ave. Parcel 1 is currently <br />served, Parcels 2 & 3 will need separate water services. EWEB Water does not allow <br />installation of any water facilities under proposed "rain gardens" or any open <br />drainage structure within the right-of-way. <br />This will be addressed at the time the relevant parcels need service.
