Tentative Partition Application <br /> Written Statement <br /> July 6, 2026 <br /> <br />Branch Engineering, Inc. Page 3 of 5 <br />(1) The storage structure, shown sited over the proposed lot line separating the <br />southern boundary of Parcel 1 and the northern boundaries of Parcel 2 and 3, <br />must be demolished or moved north of the parcel line prior to the <br />sale/separation of ownership of any of the proposed parcels. <br />In compliance with this condition of approval, the storage structures will be <br />demolished or moved prior to recording the plat. In the response to this <br />application, please describe the best evidence to document completion. <br /> <br /> <br />The following is a discussion of how the final plat conforms to the final plat <br />informational items: <br />• This approval does not relieve the applicant of complying with other applicable <br />code provisions or Oregon Revised Statutes, which may otherwise govern the <br />development of the subject property. <br />This application requests review for all applicable standards. <br />• The site plan labels the subject property as Tax Lot 100. It appears to be <br />identified as Tax Lot 102 per the latest maps from Assessment & Taxation. <br />Please address this at the time of final plat. <br />The plat has been adjusted to show the correct Tax Lot number. <br />• At the time of future development, the existing access connections which <br />currently meet the requirements of EC 7.420, may require upgrades or <br />alterations to meet the standards at EC 7.420 <br />This will be addressed at the time the relevant parcels need service. <br />• As an additional information item, easements with respect to other utility <br />providers will need to comply with their requirements and be shown on the <br />final plat. <br />All utility easements are clearly defined on the plat and comply with the <br />applicable jurisdiction’s requirements. <br />• A plat-check fee will be required at the time of final plat application. These fees <br />are subject to change; plat-check fees will be assessed according to the fee <br />schedule in effect when the final plat application is submitted. <br />The required Plat-Check Fee amount is included in this submittal. <br />• Lane County Surveyor's Office is responsible for review of ORS 209. A separate <br />copy of the final plat and Lane County application fees must be submitted to <br />Lane County Surveyor's office prior to the first plat review. <br />A copy of the Final Plat and associated fees has been submitted to the Lane <br />County Surveyor’s Office concurrent with this submittal.
