Page 5 of 5 <br />• Provisions within the design must be made to accommodate the installation of <br />water facilities (services & hydrants) at common lot corners. A minimum 5’ wide <br />“utility corridor” at service crossing and hydrant locations is required. <br />This will be addressed at the time the relevant parcels need service. <br />• State Drinking Water regulations (OAR 333-061-0050(10)) require a minimum <br />separation between water and sewer lines of 10' where they run parallel to each <br />other, unless the sewer line is located with 1.5' of clearance lower than the water <br />line then the required separation is 5’. <br />This will be addressed at the time the relevant parcels need service. <br />• EWEB owned water facilities will be located in the right-of-way, or in a minimum <br />7’ public utility easement (PUE) adjacent to the public right-of-way <br />This will be addressed at the time the relevant parcels need service. <br />• The portion of the existing fire department turnaround which will remain on <br />the newly created Parcel 3 may not be removed unless the fire department <br />access road extending north of the turnaround is made to connect with the <br />existing parking lot and maintain a minimum width of 20-feet, and have <br />minimum turning radii of 30-feet inside and 50-feet outside. Reference EFC <br />503.2.1 and 503.2.4. <br />The plat dedicates a turnaround easement and the access route around the <br />existing building will be cleared before plat recording. <br /> <br />
