According to the table above, the portion of <br />the project site zoned R-2 requires open space. The project includes lots for future single- <br />family attached homes (townhouses) for this portion of the site, and pursuant to the <br />definitions in Section 9.0500, townhouses are considered middle housing; therefore, the <br />project requires a minimum of 10 percent of the development site to be open space. As <br />noted in the Density Calculations (Exhibit K), the portion of the property with this zoning <br />designation is ±10.83 acres; therefore, a minimum of ±1.08 acres is required for open <br />space. As shown on the Cover Sheet with Legend, Maps, and Sheet Index included in <br />Exhibit A, the project includes ±3.36 acres of open space within the portion of property <br />zoned R-2. That said, the above table also includes provisions to require 20% of the <br />developable site that is zoned as R-2 as open space.
