with access to Dewey Street and accommodates utility service connections <br />necessary to serve the future duplex unit on the rear lot. <br />The front middle housing lot has direct access to Dewey Street. The rear middle <br />housing lot will receive access and utility service through the proposed 10.8-foot <br />access and utility easement. The easement is shown on the tentative plan and will <br />be finalized and recorded with the final plat or associated easement documents. <br />The proposed easement also provides the necessary pedestrian access route from <br />the rear dwelling unit to Dewey Street. Any shared access, utility, or maintenance <br />obligations will be addressed through the final plat notes, easement language, or <br />separate recorded maintenance agreement as required by the City. <br />An easement is also proposed for the existing above ground power serving the <br />existing residence and will be dedicated on the final plat. <br />Because the tentative plan shows the easement necessary to provide access, <br />pedestrian access, and utility service to the rear middle housing lot, this criterion <br />is satisfied. <br />EC 9.8194(5) — Separate Utilities <br />Criterion / Standard: <br />Separate utilities must be provided for each dwelling unit. <br />Response: <br />Each dwelling unit will be served by separate utilities as shown on the tentative <br />utility plan. Separate utilities can be provided for each middle housing dwelling <br />unit, subject to final approval by the applicable utility providers and City Public <br />Works during development.
