The submitted title report does not show any assessments, liens and/or fees that <br />are due or assessed against either of the parcels. <br />9.8415(5) Within the /WR Water Resources Conservation Overlap Zone or /WQ Water <br />Quality Overlay Zone, no new lot may be created if more than 33% of the lot, as created <br />would be occupied. <br />Both of the parcels of land are not in either of the above mentioned zones, per the <br />City of Eugene Planning Department. <br />9.8415(6) Within the R-1 zone in the city -recognized boundaries of Amazon Neighbors, <br />Fairmount Neighbors and South University Neighborhood Association property line may <br />only be adjusted up to 5 feet. <br />Neither of the parcels of land are within the above mentioned Neighbors. <br />I am submitting a detailed written statement per City of Eugene Code Section 9.8405. <br />Please see below: <br />9.8405 (1)(a) A property line proposed for the adjustment will not result in an increase in <br />the number of parcels or lots. <br />The proposal is for a simple property line adjustment of a common line between <br />tax lots 2200 and 2300. <br />9.8405(1)(b) A property line proposed for adjustment will not create more than 2 <br />property line adjustments to any of the boundaries of an individual lot or parcel within a <br />calendar year. <br />The proposed property line adjustment in the movement of only one common line <br />between tax lots 2200 and 2300. <br />9.8405(1)© The adjustment will result in less than 200% change in the size of the lot or <br />parcel. <br />The proposed property line adjustment is an increase of 155% to tax lot 2200 and <br />a decrease of 55% to tax lot 2300. <br />
