Please see below: <br />9.8415(1) Any building to be retained on the property complies with the minimum front <br />and interior yard setback as defined in this land use code. <br />Tax lot 2200 and 2300 both contain a dwelling. But the proposed property line <br />adjustment does not affect the front setback, the east side, from the existing <br />dwelling to the right of way of Waverly Street. The changes to the dwelling on tax <br />lot 2200 is as follows: the north side there is a change of 12 additional feet, on the <br />west side there is no change, on the south side there is no change. The changes <br />to the dwelling on tax lot 2300 is as follows: the north side there is no change, the <br />west side changes from 95.0' to 35', on the south side changes from 22' to all 0'. <br />9.8415(2) The final configuration of property line adjustment line shall not reduce the <br />existing lot below the minimum lot standards established in this land use code or <br />otherwise violate standards of this land use code. <br />The proposed property line adjustment has the following changes, which shows <br />that the movement is above the minimum lot size of 4500 square feet within the R- <br />1 zone; <br />Tax lot 2300 original lot size is 16,288.0 square feet, after the adjustment is <br />9,053.44 square feet. Tax lot 2200 original lot size is 13,030.40 square feet and <br />after the adjustment is 20,264.96 square feet. <br />9.8415(3) The final configuration of property lines shall not violate any previous <br />requirement s or conditions of approval imposed with a prior application land use <br />decision. <br />I could not find any applications with the City of Eugene that would have any <br />affect on this application. <br />9.8415(4) Public assessments, liens, and fees with respect to the property line <br />adjustment have been paid. <br />
