The base zone allows for a 15 <br />foot maximum setback along the street frontage. In order to accommodate the building <br />as designed and allowed in the zone, some of the trees proposed to be removed will <br />have roots that will be too greatly impacted by the proposed development. <br /> <br />2. Trees located within vegetated corridors and stands rather than individual isolated trees <br />subject to windthrow; <br /> Not applicable. <br /> <br />3. Trees that fulfill a screening function, provide relief from glare, or shade expansive areas <br />of pavement; <br /> Not applicable. <br /> <br />4. Trees that provide a buffer between potentially incompatible land uses; <br /> Not applicable. <br /> <br />5. Trees located along the perimeter of the lot(s) and within building setback areas; <br /> As mentioned in 1. above the trees in the building setback areas have root systems that <br />are greatly impacted by the development. <br /> <br />6. Trees and stands of trees located along ridgelines and within view corridors; <br />There are no ridgelines or view corridors on the development site. <br /> <br />7. Trees with significant habitat value; <br /> Not applicable. <br /> <br />8. Trees adjacent to public parks, open space and streets. <br /> Not applicable. <br /> <br />9. Trees along water features. <br /> The trees being removed along the Mill Race are compromised by their proximity to the <br />water’s edge and the natural erosion of the embankment. Their roots are exposed and <br />the trees are not in good health. They will be removed to remove a source of safety <br />concern. <br /> <br />10. Heritage trees. <br />There are no heritage trees on the development site. <br /> <br />(c) Restoration or Replacement. <br /> <br />1. For areas not included on the city’s acknowledged Goal 5 inventory, the proposal <br />mitigates, to the greatest degree attainable or feasible, the loss of significant natural <br />features described in criteria (a) and (b) above, through the restoration or replacement of <br />natural features such as: <br /> <br />a. Planting of replacement trees within common areas; or <br />See proposed trees on Landscape Plan. <br /> <br />b. Re-vegetation of slopes, ridgelines, and stream corridors; or <br /> Not applicable. <br /> <br />c. Restoration of fish and wildlife habitat, native plant habitat, wetland areas, and <br />riparian vegetation. <br />Not applicable.
