The segment of Valley River Way adjacent to the subject site varies <br />in right-of-way and pavement width, with a minimum right-of-way and pavement width of 50 feet. <br />Valley River Way is an existing, improved public right-of-way, and the proposed parcels will all <br />include existing commercial developments; no new buildings, additions, or alterations are <br />proposed. Accordingly, no additional right-of-way dedication or frontage improvements are <br />proposed in this application. <br />EC 9.6873, Slope Easements <br />The subject site does not include terrain that would necessitate a slope easement to protect the <br />structural integrity of any existing roadway and no new streets or alleys are proposed. <br />EC 9.6875, Private Street Design Standards <br />The Project does not include any new streets; therefore, the requirements in this Section do not <br />apply. <br />(0) EC 9.6500 through EC 9.6505 Public Improvement Standards. <br />Applicant Response: The responses below demonstrate compliance with the relevant standards <br />from these Sections; <br />EC 9.6500, Easements <br />The ALTA survey and Partition Plat No. 2026-P3302, provided with this application, include the <br />existing easements on the subject property. The proposed parcels will maintain the necessary <br />private easements to ensure adequate services are legally provided to support the proposed <br />partition. <br />EC 9.6505, Improvements — Specifications <br />Water Supply <br />Each proposed parcel includes existing commercial development currently served by the water <br />system of the Eugene Water & Electric Board, in compliance with the requirements in this. <br />Section. <br />Sewage <br />Each proposed parcel includes existing commercial development currently served by the <br />wastewater sewage system of the city, in accordance with the provisions in EC Chapter 6, in <br />compliance with the requirements in this Section. <br />Streets and Alleys <br />The Project does not include any new streets or alleys; therefore, the requirements in this Section <br />do not apply. <br />Sidewalks <br />All three proposed parcels maintain primary frontage along Valley River Way, an existing, <br />improved public right-of-way. Sidewalks currently exist on the east side of Valley River Way, with <br />pedestrian crossings providing access into the project site. The Project retains the existing <br />vehicular, pedestrian and bicyclist access arrangement. <br />Bicycle Paths and Accessways <br />
