Vehicular access to <br />the proposed parcels will be maintained via existing private driveways accessing Valley River <br />Way, with the easements provided to ensure each parcel maintains necessary access rights. <br />EC 9.6820, Cul-de-Sacs or Emergency Vehicle Turnarounds <br />The Project does not include any new streets and does not require any new cul-de-sacs or <br />emergency vehicle turnarounds; therefore, the requirements in this Section do not apply. <br />EC 9,6830, Intersections of Street and Alleys <br />The Project does not include any new streets or alleys; therefore, the requirements in this Section <br />do not apply. <br />EC 9.6835, Public Accessways <br />All three proposed parcels will include frontage along Valley River Way, an existing, improved <br />public right-of-way. The proposed parcels will retain access to Valley River Way via existing <br />private driveways, with easements provided to ensure each parcel maintains necessary access <br />rights. The Project retains the existing vehicular, pedestrian and bicyclist access arrangement. <br />EC 9.6840, Reserve Strips <br />The Project does not include any new streets, alleys or driveways, and the surrounding area is <br />fully developed; therefore, no reserve strips are required. <br />EC 9.6845, Special Safety Requirements <br />The Project does not include any new streets and Valley River Way is an existing, improved <br />public right-of-way; therefore; no special safety requirements are necessary to insure safety, <br />reduce traffic hazards or promote the welfare of the general public. <br />EC9.6850, Street Classification Map <br />Valley River Way, which will serve as the primary frontage for all three proposed parcels, is <br />classified as a Major Collector according to the City of Eugene's Street Classification Map, dated <br />May 2016. <br />EC 9.6855, Street Names <br />The Project does not include any new streets; therefore, the requirements in this Section do not <br />apply. <br />EC 9.6860, Street Right -of -Way Map <br />Applicant is not requesting an amendment to the right-of-way map and no amendment is <br />required. <br />EC 9.6865, Transit Facilities <br />Applicant acknowledges that the City reserves the authority to require provisions for transit <br />facilities as a condition of tentative partition plan approval, subject to Staff findings on <br />proportionality. <br />EC 9.6870, Street Width <br />Valley River Way is classified as a Major Collector adjacent to the subject site. According to the <br />Design Standards and Guidelines for Eugene Streets, Sidewalks, Bikeways and Accessways, <br />Major Collectors have a typical right-of-way width between 60 feet and 75 feet, with paving width <br />
