The required note is shown on Sheet L2.0 of the site plans. Therefore, this condition has been <br />met. <br />23. Prior to final PUD approval, the applicant shall submit an updated site plan depicting that <br />portion of Randy Lane now shown as a proposed private street on Sheet L2.0 of the <br />applicant's site plans, as a public street instead. The revised site plan shall show that <br />portion of Randy Lane will be designed and constructed to City standards as a public <br />street meeting the standards for an Access Lane in accordance with EC 9.6505(3)(a) and <br />the Local Street Design Standards of the Design Standards and Guidelines for Eugene <br />Streets, Sidewalks, Bikeway and Accessways, as well as the City's Public Improvement <br />Design Standards (PIDS) Manual. <br />Public Works confirms that sheets L2.0 and C3.0 depict Randy Lane as being designed in <br />accordance with EC9.6505(3) and the PIDS manual. Therefore, this condition has been met. <br />24.On the final plat, the applicant shall dedicate a 40-foot-wide right-of-way extending the <br />public right-of-way for Randy Lane from its existing intersection with Blacktail Drive <br />westerly (toward the western terminus of Randy Lane) to the proposed terminus of <br />Randy Lane as currently depicted on Sheet L2.0 of the applicant's site plans. The right-of- <br />way shall also encompass the required turnaround area at the end of the street and <br />include a reserve strip in accordance with EC 9.6840(1). <br />The right-of-way dedication for the extension of Randy Lane will be reviewed during the future <br />Final Subdivision process. Therefore, this condition will be met. <br />25. Prior to final PUD approval, the applicant shall submit an updated site plan that depicts <br />that Lot 38 will have frontage on a public street or having access to a public street over a <br />private street or proposed private access easement. Alternatively, the applicant may <br />combine Lots 37 and 38 to demonstrate compliance with the requirement for public street <br />access. <br />Sheet L2.0 depicts all lots having frontage on a public street or having access to a public street <br />via private easements. In addition, previously numbered lots 37 and 38 have been combined <br />into one lot 37. Therefore, this condition is met. <br />26. Prior to final PUD approval, the applicant shall submit updated application materials that <br />demonstrate compliance with EC 9.6796. <br />The applicant submitted an updated stormwater report (updated October 2025), which notes <br />that all proposed stormwater facilities will be publicly owned. However, no public stormwater <br />easements are proposed.
