Prior to final PUD approval, the applicant shall submit an updated site plan that depicts <br />wastewater service to Lot 38. Alternatively, the applicant may combine Lots 37 and 38 to <br />demonstrate compliance with the requirement for wastewater service. <br />Sheet L2.0 of the site plans depicts previously numbered lots 37 and 38 have been combined <br />into one lot 37. Therefore, this condition has been met. <br />13. The applicant shall submit an Irrevocable Petition for public improvements in Hawkins <br />Lane to include sidewalks. <br />The applicant has submitted an Irrevocable Petition for public improvements in Hawkins Lane. <br />Therefore, this condition has been met. <br />14. The applicant shall submit an Irrevocable Petition for public improvements in Randy Lane <br />(existing portion between Hawkins Lane and Blacktail Drive) to include setback sidewalks <br />and street trees. <br />The applicant has submitted an Irrevocable Petition for public improvements in Randy Lane. <br />Therefore, this condition has been met. <br />15. The proposed Joint Access Easements, which are subject to City review and approval prior <br />to recording with the final plat, shall be cross-referenced on the plat and be accompanied <br />by a maintenance agreement for each shared driveway, which addresses the rights and <br />responsibilities of each parcel relative to each shared driveway. <br />Joint Access Easements for each shared driveway have been submitted for review. Therefore, <br />this condition has been met. <br />16. The location of proposed Joint Access Easements shall also be clearly shown and labeled <br />as such on final PUD plans. <br />All proposed Joint Access Easements are clearly shown on the final PUD plans. Therefore, this <br />condition has been met. <br />17.
