right-of-way width between 45-55 feet and paving between 20-28 feet. Alder Street has 30 feet <br />of right-of-way on the east side of centerline with a total right-of-way width of 66 feet, <br />providing the maximum required width for its classification type. Based on the available <br />information, no further right-of-way or setbacks will be required. <br />Based on the above findings, the proposed Middle Housing Land Division complies with these <br />standards. <br />d) All other applicable development standards for features explicitly included in the <br />application. <br />No other development standards were specifically shown as part of this application. At the time <br />of building permit issuance, the applicant demonstrated the fourplex would meet the <br />applicable development standards included in the land use code. <br />4) The following easements are shown on the tentative plan: <br />a) Easements necessary for locating, accessing, replacing, and servicing all utilities; <br />The proposed Middle Housing Land Division complies with this criterion, as the applicant has <br />proposed adequate easements for locating, accessing, replacing, and servicing all utilities, <br />including water, wastewater, and electric service. As depicted on the site plan the applicant has <br />proposed the following easements: <br />A 7-foot private utility easement along the frontage of East 22nd Avenue. <br />A 10-foot private utility easement along the frontage of Alder Street. <br />A 5-foot EWEB easement along the south boundary line of Lots 1 through 3. <br />A 1-foot private utility easement along the south boundary line of Lots 1 through 3. <br />A 4-foot EWEB easement along the south boundary lines of Lots 1 through 4. <br />It appears that portions of the 5-foot EWEB easement and the 1-foot private utility easement <br />overlap with each other. Staff notes that private utility easements shall not overlap with EWEB <br />easements, specific locations of these easements will be reviewed at the time of final plat. <br />The following assessment evaluates the need for utility easements: <br />Water: As proposed, private water service to each lot is proposed to be located within a <br />7-foot private utility easement on Lots 1 through 4 to allow each lot access to water <br />service. Because separate water lines are required for each lot, the following condition is <br />warranted: <br />1.
