Neither the maximum length nor width of any building within <br />40 feet of a front lot line can exceed 100 feet in the R-1 and R-2 zones and 150 feet in all other <br />zones. <br />(6) (c) Criteria for Adjustment. Adjustments to the standards in this subsection may be made, <br />based on criteria of EC 9.8030(8)(a). <br />(8) Multiple-Unit Standards Adjustment. Where this land use code provides that the multiple-unit <br />standards may be adjusted, the standards may be adjusted upon finding that the design achieves <br />all of the following: <br />(a) Maximum Building Dimension. The requirements set forth in EC 9.5500(6)(a) may be adjusted <br />if the proposal creates building massing and/or facades that: <br />1. Create a vibrant street facade with visual detail. A vibrant and detailed façade has been <br />developed. <br />2. Provide multiple entrances to building or yards. Three entrances are provided, two commercial <br />and one residential. Additional entrances to the building are accessed from the secured courtyards. <br />Adjustment Response: Our maximum building dimension is on the east side and is 160’ in the C-2 <br />zone, exceeding the maximum dimension by 10’. This 10 extra feet of building length allows for 8 <br />additional dwelling units in this project by siting our building at the 10’ interior yard setback along <br />the northern property line, as is the ideal dimension balancing the planning code and building code <br />requirements on exterior walls with unprotected openings in a sprinklered building. <br />Per 9.8030 Adjustment Review Approval Criteria, this criteria may be adjusted to exceed the <br />maximum if we create a vibrant street façade with visual detail and provide multiple entrances to the <br />building or yards. With three main entrances to the space (primary commercial, secondary <br />commercial, and main residential, we offer multiple entries into the building. The façade is <br />articulated in a way that includes many items from the multi-family articulation standards including <br />offsets, projections, and openings. Our elevations show that we are changing material texture and <br />color throughout the facades on all sides, not just where facing the streets. <br />(11) Site Access and Internal Circulation <br />(11) (b) Driveways. Driveways and parking drives are private roadways for projects or portions of <br />projects not served by streets. Driveways and parking drives shall be designed in accordance with <br />the following standards: <br />2. Parking Drives. Parking drives are driveways lined with head-in parking spaces, diagonal <br />parking spaces, garages, or any combination thereof along a significant portion of their length. <br />Parking drives for multiple-unit developments with more than 20 units shall be designed so as to <br />permit no through-motor vehicle movements.
