Adjustments to the standards in this subsection may be made, <br />based on the criteria of EC 9.8030(8)(e). <br />9.8030 (8) (e) Site Access and Internal Circulation. The requirements set forth in <br />EC 9.5500(11) may be adjusted in accordance with the criteria in this subsection. In the case of an <br />adjustment, all of the following standards apply: <br />1. Sidewalks may be designed as curbside walks only along those portions of the private streets <br />providing parallel on-street parking. A private street is not provided. <br />2. Street trees may be placed in tree wells or adjacent to the sidewalk. Street trees along Highway <br />99 and Roosevelt Boulevard are existing. <br />Adjustment Response: Access to new Parcel 2 (TL 4502) created for The Coleman is via an existing <br />driveway off Highway 99 to Neighboring Parcel 3 (TL 4503 - Cupz Drive-Thru coffee stand) and an <br />existing driveway off Roosevelt Boulevard to Parcel 1 (TL 4501 – Lane County Parole and Probation). <br />Access to, and through, this parcel was required by Lane County to maintain through access from <br />both streets, Highway 99 and Roosevelt Boulevard, to both Parcel 1 and 3. The existing non- <br />conforming parking area includes parking drives that allow through-motor vehicle movement, even <br />though the proposed multi-family project has 52 dwelling units.
