This approach <br />consolidates vehicular access, limits the number of curb cuts, and reduces pedestrian- <br />vehicle conflict points along Carmel Avenue. <br />The subject site has approximately 115 feet of frontage along Carmel Avenue, allowing <br />adequate spacing between driveway approaches. The nearest driveways are approximately <br />40 feet to the south and 60 feet to the north, maintaining a continuous and pedestrian- <br />friendly streetscape. <br />The proposal is also consistent with Middle Housing Development Standards in EC <br />9.5550(4)(a)2, which limits the combined width of garages, parking, and maneuvering areas <br />to no more than 50 percent of the street frontage. The proposed driveway and garage <br />configuration will occupy approximately 27 percent of the Carmel Avenue frontage, well <br />below the maximum allowed. This ensures that vehicle access remains subordinate to <br />building frontage, pedestrian access, and landscaping. <br />Although the site is regulated as a corner lot under EC 9.5550, the proposed development <br />functions similarly to townhouse-style middle housing, where on-site vehicle access and <br />garage parking are integral to each dwelling unit. <br /> <br />2. Consistency with Existing Access Connections (EC 9.8030(28)(c)) <br />The proposed middle housing development will not adversely impact existing access <br />connections. <br />• The existing 10-foot-wide by 19-foot-long driveway serves the attached garage for <br />the dwelling at 1798 Carmel Avenue. <br />• The existing 10-foot-wide by 25-foot-long driveway serves the attached garage for <br />the dwelling at 1620 Long Island Drive. <br />These driveways will continue to serve only their respective units. The proposed middle <br />housing units will utilize the new shared driveway on Carmel Avenue. As a result, the <br />number of vehicles using the existing access connections will not increase.
