cultivate, inc. | cultivateinc.com | 55 W 27th Ave, Eugene, Oregon 97405 | 541. 207. 2752
Findings
The requested adjustment is consistent with the requirements in EC 9.8030(37)(b) for
driveway adjustment proposals, complying with EC 9.8030(37)(b)1 and (EC 9.8030(28)(c)) at
1798 Carmel Avenue. Considering the corner lot being larger than average Eugene lots and
the limited proportion of street frontage that will be devoted to driveway access, the
proposal is consistent with the intent of Eugene’s middle housing regulations.
The proposal supports increased housing opportunities while maintaining pedestrian
safety, minimizing visual impacts from vehicle access, and preserving neighborhood
character. Approval of the adjustment will allow efficient and code-compliant site access for
middle housing.

Prepared by Oregon Licensed Architect Dylan Lamar.

Dylan Lamar
