cultivate, inc. | cultivateinc.com | 55 W 27th Ave, Eugene, Oregon 97405 | 541. 207. 2752 <br /> <br />Adjustment Narrative <br />Eugene Code 9.555(4)(b)(5)(c) <br />Corner Lot – Middle Housing Development <br />Request <br />The applicant requests an adjustment to EC 9.555(4)(b)(5)(c) to allow two driveway <br />approaches to Carmel Avenue and one driveway approach to Long Island Drive for a corner <br />lot developed with middle housing. <br />The subject property is a large R-1 corner lot, approximately 115 feet by 140 feet, and is <br />currently developed with a duplex. The proposal is to redevelop the site with four dwelling <br />units (quadplex) in compliance with Eugene’s middle housing provisions. <br />The proposal includes: <br />• One existing driveway approach to Carmel Avenue with approximately 10 feet of <br />frontage; <br />• One existing driveway approach to Long Island Drive with approximately 10 feet of <br />frontage; and <br />• One new shared driveway approach to Carmel Avenue, approximately 22 feet wide, <br />providing access to two new middle housing units located on the north portion of <br />the site. <br />With the proposed development, there would be two driveway approaches along Carmel <br />Avenue totaling 32 feet of frontage and one driveway approach along Long Island Drive <br />totaling 10 feet of frontage. <br /> <br />Adjustment Criteria <br />The request meets the applicable adjustment criteria beginning at EC 9.8030(37)(b) as <br />follows: <br />1. Pedestrian-Friendly Street Environment (EC 9.8030(37)(b)) <br />The proposed additional driveway is designed to minimize the visual and safety impacts of <br />garages, parking areas, and vehicle circulation areas along the public street frontage by <br />presenting the following: <br />• The garage and maneuvering area for Unit #1 are set back approximately 68 feet <br />from the Carmel Avenue frontage.
