A height which will cast a shadow greater than that permitted by the solar <br />access standard. <br />b. Special Review Institutional Area (Agate Street to Moss Street, facing 17th Avenue) <br />1. Basis of Standards. For the purposes of determining the floor area ratio and landscape <br />area requirements in the special review institutional area, a site size of 152,000 square <br />feet shall be used. <br />2. Floor Area Ratio. The maximum allowable floor area ratio shall be .450. <br />3. Landscaped Area. The minimum allowable landscaped area shall be 65 percent. <br />4. Solar Access. Structures shall be sited on the lot so that: <br />--the south wall has an orientation ranging from due south to 25°s west of south, and <br />--the shadow cast by the structure at 10 a.m. PST and 2 p.m. PST on December 21 <br />does not fall on the south wall of any dwelling unit. In determining shadow patterns <br />for purposes of this standard, calculations shall be based on a sun azimuth of -28.5° <br />and 28.5° and a sun altitude of 16.3°. <br />5. Building Height. Building heights shall not exceed the lesser of: <br />--two stories, or <br />--25 feet, or <br />--a height which will cast a shadow greater than that permitted by the solar access <br />standard. <br />c. Residence Hall-Related Institutional Area (Columbia Street to Moss Street, 15th Avenue to 200 <br />feet north of 17th Avenue). <br />1. Basis of Standards. For the purposes of determining the floor area ratio and landscape <br />area requirements in the residence hall-related institutional area, a site size of 205,000 <br />square feet shall be used, except that the site area devoted to improved parking shall be <br />excluded from all calculations. <br />2. Development Standards. The floor area ratio, landscaped area, solar access, and <br />building height standards for the general institutional area shall apply to the residence <br />hall-related institutional area. <br />Procedures for Neighborhood Review
