UO Next Generation Housing Development Plan February 10, 2026 <br />Land Use Applications <br />Refinement Plan Amendments <br /> <br /> <br /> Page 40 <br />2. the shadow cast by the structure at 10 a.m. and 2 p.m. PST on December 21 does not <br />fall on the south wall of any dwelling unit. In determining shadow patterns for purposes <br />of this standard, calculations shall be based on a sun azimuth of -28.5º and 28.5º and a <br />sun altitude of 16.3º. <br />b. Building Height. Building heights shall not exceed the lesser of <br />1. Two and one-half stories, or <br />2. 30 feet, or <br />3. A height which will cast a shadow greater than that permitted by the solar access <br />standard. <br />c. Yards. Yards shall conform to the appropriate standards established by City Code. <br />d. Lot Size. Minimum lot sizes shall be specified by appropriate provisions of the City Code. <br />e. Lot Coverage. Maximum lot coverage shall be provided as required by appropriate provisions of <br />the City code. <br />f. Parking. Off-street parking shall be provided as required by appropriate provisions of the City <br />Code. <br /> <br />Institutional Area. The following standards and criteria shall be observed in the development of the <br />institutional area of the East Campus. <br />a. General Purpose Institutional Area (Agate Street to Columbia Street, 15th Avenue to 200 feet <br />north of 17th Avenue). <br />1. Basis of Standards. For purposes of determining the floor area ratio and landscape area <br />requirements in the general purpose institutional area, a site size of 205,000 square feet <br />shall be used. <br />2. Floor Area Ratio. When the floor area ratio reaches .600, the area shall be considered to <br />be developed to capacity. The maximum allowable floor area ratio shall be 1.00. <br />3. Landscaped Area. The minimum allowable landscaped area shall be 60 percent. <br />4. Solar Access. Structures shall be sited on the lot so that shadows cast by the structures <br />at 10 a.m. PST and 2 p.m. PST on December 21 do not fall on the south side of any <br />building located across 15th Avenue or Moss Street. In determining shadow patterns for <br />purposes of this standard, calculations shall be based on a sun azimuth of -28.5° and <br />28.5° and a sun altitude of 16.3°. <br />5. Building Height.
