Low-Density Residential Area Purpose: The purpose of the area indicated on the plan map as low-density residential area shall be to provide adequate family housing for University students, faculty, and staff in low-density, primarily single-family detached structures. Standards: Low-density residential properties shall retain the same zoning classification as other R-1 lands in the special study area. The University shall not seek special or different status for these properties. Existing housing units will be maintained, except when rehabilitation is not feasible. New structures are to be developed only as replacement or by infilling, which does not exceed the density standard of the prevailing zoning provisions. Review: The procedure for reviewing proposals for removal of an existing housing unit and/or for the construction of a new unit as a replacement or for infill shall include notice to the neighborhood and the provision of a timely opportunity for neighborhood review and comment. Standards for Development In order to give effect to the policies adopted in this plan, the University hereby adopts the following standards for development of University-owned properties in the East Campus Area.
