Middle Housing Land Division – Replat of P3 of LPPN 2025 – P3284 <br />Metro Planning, Inc February 2026 2 | P a g e <br /> <br /> <br />EC 9.8194 Middle Housing Land Division, Tentative Plan Approval Criteria. <br /> <br />(1) If the property to be divided is not yet developed with middle housing: <br /> <br />(a) The application proposes development of middle housing on the lot or parcel to be divided; and <br /> (b) The lot or parcel or be divided is developable with middle housing consistent with the following: <br /> <br /> 1. EC 9.2750; <br /> 2. EC 9.2751; <br />3. EC 9.2760; <br /> 4. EC 9.2761; <br />5. EC 9.2775; and <br />6. EC 9.5550. <br /> <br />The property to be divided is not yet developed with middle housing. The proposal’s compliance with the criteria contained in <br />EC 9.8194(1)(b)1. – 6. are summarily addressed below as applicable. <br /> <br />EC 9.2750 Residential Zone Development Standards. <br />EC 9.2751 Special Development Standards for Table 9.2750. <br /> <br />The subject property is zoned R-1 and therefore must meet the applicable zone development standards, summarily addressed <br />below. <br /> <br />Density <br /> <br />Per EC 9.2751(1)(b), “[t]he maximum residential density requirements in Table 9.2750 do not apply to accessory dwellings, <br />duplexes, triplexes, fourplexes, townhouses, or cottage clusters”. As this middle housing land division application proposes future <br />development of a detached triplex on the three new middle housing lots, the maximum density requirements do not apply. <br /> <br />Building Height <br /> <br />The maximum building height allowed in the R-1 zone is 30 feet. The future dwelling units will comply with the maximum height limit <br />of 30 feet. <br /> <br />Building Setbacks <br /> <br />Front Yard: 10 feet for dwelling; 18 feet for garage doors and carports <br /> <br />The future dwelling units will be set back at least 10 feet from the south line of the proposed Variable Width Joint Use Access and <br />Utility Easement; garages will be set back 18 feet from the same line. <br /> <br />Interior: 5 feet from property line or 10 feet between buildings <br /> <br />The future dwelling units will be setback from their respective interior property lines by a minimum of five feet. The setback in <br />between future dwellings on adjacent middle housing lots at least ten feet. <br /> <br />Maximum Lot Coverage <br /> <br />Table 9.2750 specifies that lots with duplexes, triplexes, or fourplexes must not exceed 60% lot coverage. The future dwelling units <br />will not exceed 60% lot coverage. <br /> <br /> <br /> <br />
