Site Description <br /> <br />A. Location and Site Context <br /> <br />The site is located in eastern Eugene within the boundary of the West University Neighbors with street <br />frontage on East 13th Avenue, Alder Street, and Hilyard Street. The proposed Final Plat Partition <br />application includes the division of an existing tax lot that totals approximately 5.87 acres (255,954 <br />square feet). See the attached Existing Conditions Plan. <br /> <br />The existing parcel is located within the Eugene City Limits and Urban Growth Boundary. The site is <br />zoned Community Commercial with the Transit Oriented Development Overlay (C-2/TD), which is <br />consistent with the Commercial designation on the Metro Plan diagram. <br /> <br />
