There are existing public sidewalks that connect the site to the surrounding adjacent streets. Therefore, it is not anticipated that additional public accessways will be required. EC 9.6840 - Reserve Strips Findings: The existing access connections are proposed to remain as is, and there are no new public streets or accessways proposed. Therefore, these standards are not applicable. EC 9.6845 - Special Safety Requirements Findings: There are no public improvements proposed as part of the proposed project. Therefore, the criteria in this section do not apply. EC 9.6850 - Street Classification Map Findings: The proposed project does not request a change to the existing street classifications. Therefore, these standards are not applicable. EC 9.6855 - Street Names Findings: There are no proposed public streets. Therefore, these standards are not applicable. EC 9.6860 - Street Right-of-Way Map Findings: The Street Right-of-Way Map identifies both West 6th and West 7th Avenues as needing 80-foot wide rights-of-way. The West 7th Avenue right-of-way is approximately 100 feet. The West 6th Avenue right-of-way is greater than 80 feet wide except near the northeast corner of the site. Therefore, the proposed project is subject to a special setback and potential dedication. There are no proposed changes to the Street Right-of-Way Map. This criterion is not applicable. EC 9.6865 - Transit Facilities Findings: As described previously, West 6th and 7th Avenues and other nearby streets are well served by transit routes. Therefore, City staff informed the Applicant in the Pre-application conference that no new transit facilities will be required even though there are no existing stops along the subject site’s street frontages.
