City of Eugene <br />Concurrent Conditional Use Permit & Adjustment Review Applications <br />January 27, 2026 <br />Page 31 of 43 <br /> <br /> <br /> <br />EC 9.6835 - Public Accessways <br /> <br />Findings: The site is located within an existing developed area with improved public streets and <br />sidewalks. There are existing public sidewalks that connect the site to the surrounding adjacent streets. <br />Therefore, it is not anticipated that additional public accessways will be required. <br /> <br />EC 9.6840 - Reserve Strips <br /> <br />Findings: The existing access connections are proposed to remain as is, and there are no new public <br />streets or accessways proposed. Therefore, these standards are not applicable. <br /> <br />EC 9.6845 - Special Safety Requirements <br /> <br />Findings: There are no public improvements proposed as part of the proposed project. Therefore, the <br />criteria in this section do not apply. <br /> <br />EC 9.6850 - Street Classification Map <br /> <br />Findings: The proposed project does not request a change to the existing street classifications. <br />Therefore, these standards are not applicable. <br /> <br />EC 9.6855 - Street Names <br /> <br />Findings: There are no proposed public streets. Therefore, these standards are not applicable. <br /> <br />EC 9.6860 - Street Right-of-Way Map <br /> <br />Findings: The Street Right-of-Way Map identifies both West 6th and West 7th Avenues as needing 80-foot <br />wide rights-of-way. The West 7th Avenue right-of-way is approximately 100 feet. The West 6th Avenue <br />right-of-way is greater than 80 feet wide except near the northeast corner of the site. Therefore, the <br />proposed project is subject to a special setback and potential dedication. There are no proposed changes <br />to the Street Right-of-Way Map. This criterion is not applicable. <br /> <br />EC 9.6865 - Transit Facilities <br /> <br />Findings: As described previously, West 6th and 7th Avenues and other nearby streets are well served by <br />transit routes. Therefore, City staff informed the Applicant in the Pre-application conference that no new <br />transit facilities will be required even though there are no existing stops along the subject site’s street <br />frontages. <br /> <br />
