Prior to final plat approval, the applicant will provide evidence that a separate <br />wastewater service line is provided to Middle Housing Lot (Parcel) 1, outside the <br />bounds of Middle Housing Lots (Parcels) 2 and 3; or a private utility easement <br />may be provided from Middle Housing Lots (Parcel) 2 and 3. Alternatively, the <br />applicant may provide a deed restriction that holds the proposed parcels under <br />common ownership as one development site until such time as either the <br />separate wastewater service line has been provided to Middle Housing Lot <br />(Parcel) 1, or that a private utility easement has been provided and utilities <br />located in the easement. <br />Any future development will be subject to review for consistency with applicable codes at the <br />time of building permit application. This standard is met. <br />Electric: Electrical service is proposed to be provided to the subject property within a proposed <br />5 foot public utility easement located along the northern property line of Middle Housing Lot <br />(Parcel) 2 and western property line of Middle Housing Lots (Parcels) 2 and 3 to allow Middle <br />Housing Lots (Parcels) 1, 2 and 3 access to electric service. <br />6. Prior to final plat approval, the applicant will provide evidence that separate <br />electrical service is outside the bounds of Middle Housing Lots (Parcels) 2 and 3; <br />or an EWEB easement may be provided to serve Middle Housing Lots (Parcels) 1, <br />2 and 3. Alternatively, the applicant may provide a deed restriction that holds <br />the proposed parcels under common ownership as one development site until <br />such time as either separate electrical service has been provided to Middle <br />Housing Lots (Parcels) 1, 2 and 3, or that an EWEB easement has been provided <br />and utilities located in the easement. <br />Stormwater: No stormwater infrastructure is shown on the applicant's site plan. Any future <br />development will be subject to review for consistency with applicable codes at the time of <br />building permit application. This standard is met. <br />Informational Item: <br />Private utilities serving the parcels shall not be placed in a Public Utility Easement (PUE) and <br />Public Utilities must be in a dedicated PUE. <br />Proposed easements will be submitted for City review and approval prior to recording the final <br />plat. Based on the above findings and future permit requirements, the proposed Middle <br />Housing Land Division complies with this criterion. <br />(b) Easements for pedestrian access from each dwelling unit to a street; <br />Based on the tentative site plan, the applicant has proposed a 5 foot public utility easement <br />along the northern, eastern and southern boundary of Middle Housing Lot (Parcel) 2, a 5 foot <br />wide public utility and access easement across Middle Housing Lots (Parcels) 1 and 3 to Jackson <br />Street.
