The applicant shall provide documentation that EWEB has received a financial guarantee, <br />ensuring water will be provided to each lot in the plat. <br /> <br />A will serve letter from EWEB will be submitted to the City once it is received, ensuring water will be <br />provided to each lot in the plat. <br /> <br />9. The applicant shall add the following notes to the final site plans for the Tree Preservation Plan <br />for trees located in Tract A: <br /> <br />a) “All the trees located within the Open Space Tract (Tract A) outside the PUE and Slope <br />Fill easement must be preserved unless the exception under Condition Section b. below <br />is met. If any trees within Tract A must be removed (i.e. dead, diseased, or hazardous <br />trees), justification of the removal must be documented by a certified arborist. <br />Documentation must be provided to the City for review and approval prior to tree <br />removal activity. Any removed tree(s) shall be replaced at a ration of one (1) tree for <br />each one (1) removed and planted in same vicinity. Replacement trees shall be <br />minimum caliper of 2” for deciduous trees and a minimum height of 5’ for coniferous or <br />evergreen trees. Planting, watering, and general maintenance of replacement trees <br />shall be conducted by the property owner in manner that ensures their establishment <br />and long-term survival.” <br />Note is on the Tree Preservation Plan. <br /> <br />b) “Trees located within or directly adjacent to the PUE or Slope fill area within the Open <br />Space Area (Tract A) that have more than 30% of their CRZ impacted by development <br />activities within these easement areas are not required to be preserved and can be <br />removed with documentation from a certified arborist that demonstrates 30% or more <br />of the CRZ has been impacted. Documentation must be provided to the City for review <br />and approval prior to tree removal activity. Trees located outside the PUE or slope fill <br />easement in Tract A that must be removed under this criterion must be replaced as <br />indicated under section a) above.” <br />Note is on the Tree Preservation Plan. <br /> <br />10. Include a note on the final site plan(s) that “All permits for development shall include a site <br />plan in compliance with the approved tree preservation plan. If the permit includes lands <br />adjacent to Tract A, the permit submittal shall include sufficient detail verifying that no more <br />that 30 percent of the Critical Root Zone (CRZ) of trees to be preserved will be impacted by <br />construction activities, or a report from a certified arborist verifying that the proposed <br />construction activities can otherwise be conducted in a manner that does not threaten the <br />survival of the trees to be preserved. Each permit for lands adjacent to Tract A shall include <br />tree protection fencing to be erected at the perimeter of the CRZ’s for all trees to be preserved <br />(or an alternative location as approved and documented by the certified arborist and the City).” <br /> <br />Note is on the Final Site Plan. <br /> <br />11. Include a note on the final site plan(s) that “Protective fencing for trees identified to be <br />preserved shall be installed, inspected, and approved by the City prior to beginning any <br />construction related activities. All protective tree fencing shall remain in place until completion <br />of all construction activities; any relocation, removal, or modification of the protective fencing <br />shall occur under the direction of a certified arborist, with approval by the City.” <br />
