Final Subdivision Plat Approval for <br />WILLOW RIDGE ST 23-4 <br /> Metro Planning, Inc. September 9, 2025 P a g e | 5 <br /> <br />Note is on the Final Site Plan <br /> <br />12. The applicant shall add the following notes to the final site plans for the Mitigation Planting <br />Plan: <br /> <br />a) “At the time of building permit on each lot (Lots 1-115), two trees must be shown for <br />planting on each lot. Trees shall be a minimum of caliper of 2” for deciduous trees and <br />a minimum height of 5’ for coniferous or evergreen trees and planting shall be <br />conducted prior to issuance of a Certificate of Occupancy.” <br />Note is on the Mitigation Planting Plan. Lots numbering has been revised to only be Lot 1-96. <br /> <br />b) “Prior to issuance of the first residential development permit on an individual lot in the <br />subdivision, one tree must be planted along the rear property line of Lots 103-115 as <br />shown on the applicants Mitigation Planting Plan as buffer trees from the adjacent <br />industrial development. These 13 Buffer Trees count toward the required two trees per <br />lot required under Condition section a). The 13 buffer trees also required within Tract A <br />along the eastern perimeter of Tract A adjacent to the north-south oriented public <br />street connecting the site to Pitchford Avenue adjacent to industrial and commercial <br />zoned property.” <br />Note is on the Mitigation Planting Plan. Lots 103-115 are now Lots 83-95. <br /> <br />c) “In the event a tree included in the Mitigation Planting Plan within Lots 1-115, <br />including proposed buffer trees on Lots 103-115 and buffer trees along eastern <br />perimeter of site within Tract A must be removed (i.e. dead, diseased, or hazardous <br />trees), justification of the removal must be documented by a certified arborist. <br />Documentation must be provided to the City for review and approval prior to tree <br />removal activity. The tree(s) shall be replaced at a ratio of one (1) tree for each one (1) <br />tree removed. Replacement trees shall be a minimum caliper of 2” for deciduous and a <br />minimum height of 5’ for coniferous or evergreen trees. With the exception of the <br />Buffer Trees on Lots 103-115, tree replacement location may occur anywhere on the <br />lot. Replacement Buffer Trees on Lots 103-115 shall be located along the south <br />property line of each lot. Planting, watering and general maintenance of replacement <br />trees shall be conducted by the property owner in manner that ensures their <br />establishment and long-term survival.” <br />Note is on the Mitigation Planting Plan. Lots numbering has been revised to only be Lot 1-96. Lots <br />103-115 are now Lots 83-95. <br /> <br />(6) The city surveyor has approved the final plat for compliance with applicable platting requirements <br />in accordance with state law. <br /> <br />A draft copy of the final partition plat is included with the application material for review by the City <br />Surveyor. Any comments or corrections to the plat that are requested by the City Surveyor will be <br />addressed prior to recording of the final plat.
