<br /> <br /> 36 Slocum TIA April 22, 2025 <br />(d) Applicant with an existing lot or parcel as of April 10, 2010, that cannot meet <br />the spacing requirement, does not qualify for a reduction in the spacing <br />requirements, and has no other access to the lot or parcel, will be allowed one <br />minimum-width restricted movement access connection. <br />This standard is not applicable. <br />(e) Unrestricted access connections shall be aligned with connections across the <br />street or have a minimum 50-foot offset so that opposing turns from the access <br />connection and from a center turn lane can be executed in front of one another. <br />There is one driveway located across Chad Drive. This driveway is located approximately 275 <br />feet west of the development access. This standard is met. <br /> <br />As demonstrated above, the existing site access connections meet all applicable driveway <br />spacing and connectivity standards. <br /> TIA APPROVAL CRITERIA <br />The following briefly describes how the proposed commercial development will meet the <br />approval criteria under EC 9.8680. Please refer to the Site Review narrative completed by TBG <br />Architects + Planners for a further description of the compliance with the code. <br /> <br />This Traffic Impact Analysis Review is subject to the following criteria as per EC 9.8680 (1) – (4): <br />(1) Traffic control devices and public or private improvements as necessary to achieve the <br />purposes listed in this section will be implemented. These improvements may include, <br />but are not limited to, street and intersection improvements, sidewalks, bike lanes, <br />traffic control signs and signals, parking regulation, driveway location, and street <br />lighting. <br />There are no traffic control devices proposed. Therefore, this standard is not applicable. <br /> <br />(2) Public improvements shall be designed and constructed to the standards specified in EC <br />9.6505 Improvements - Specifications. The requirement of improvements based on a <br />traffic impact analysis does not negate the ability of the city traffic engineer to require <br />improvements by other means specified in this code or rules or regulations adopted <br />thereunder. <br /> <br />As per the findings in this report, there are no proposed public improvements. Therefore, <br />this criterion does not apply. <br />
