All loading zones within public streets shall be signed and marked for <br />Commercial Vehicles Only". <br />These conditions are not applicable, as the subject property is not zoned commercial. <br />27. The final PUD plans shall show compliance with the landscape standards of EC <br />9.6210(7) Massed Landscape Standards (L-7) along the northern property lines of <br />Blocks P, M and N and within the 6-foot wide strip north of Block L and Tennyson <br />Avenue. <br />This condition is not applicable to this phase of the development. <br />28. The final PUD plans shall show compliance with the landscape standards of EC <br />9.6210(3) High Screen Landscape Standard (L-3) along the northern property lines of <br />Blocks G, H, J and K. <br />This condition is not applicable to this phase of the development. <br />29. Within the R-4 High Density Residential zoned portion of the site, the following <br />conditional uses shall be permitted: major transit facilities, medical clinics and health <br />facilities, churches, synagogues, temples, athletic facilities and day care facilities. The <br />location of these uses shall be limited to the mixed use buildings on Blocks B, C and D. <br />Compliance with this condition will be reviewed at the time of building permit. To the extent that <br />the above condition requires specific performance after final approval, this condition will remain in <br />effect and be included as part of the PUD performance agreement for the project. <br />30. Only those uses permitted outright in the C-1 Neighborhood Commercial zone shall be <br />permitted within the R-4 zoned portion of this PUD. The location of these uses shall.bc <br />limited to the mixed use buildings on Blocks, B, C, D, E and F. <br />Compliance with this condition will be reviewed at the time of building permit. To the extent that <br />the above condition requires specific performance after final approval, this condition will remain in <br />effect and be included as part of the PUD performance agreement for the project. <br />31. The R-4 zoned portion of the site shall achieve a minimum net density of 25 units per <br />acre at full-build out. The "flex units" shall not be included in this density count. At <br />each phase of the final PUD, the applicant shall provide an accurate calculation of the <br />density proposed for the current phase, as well as the cumulative density that has been <br />achieved in any earlier approved and/or developed final phases, and a conceptual <br />illustration of how the remaining phases can achieve the required density. <br />Consistent with this condition, the applicant has provided the density proposed for the current <br />phase, a calculation of the cumulative density and a conceptual illustration of how the remaining <br />phases can achieve the required density. As demonstrated by the applicant, the required density can <br />be achieved through the remaining phases. <br />32. A minimum of 10% of the R-4 zoned portion of the site shall be provided as open <br />space. Required open space must comply with the standards of EC 9.5500(9)(a) and <br />b). The portion of Block J proposed for right-of-way dedication cannot be included in <br />the open space calculations.
