View Drive shall provide an interior radius no less than 30 feet. The reverse curve <br />leading into the 30 foot radius shall provide adequate maneuverability for standard <br />street sweeping equipment. The temporary turnarounds shall be shown on all site <br />plans excluding the right-of-way plan. <br />This condition is not applicable to this phase of the development. <br />7. The public accessway between Lord Byron Place to an existing improved path to the <br />east shall be constructed when Lord Byron Place is improved. Design and construction <br />of the pedestrian path shall be included with the privately engineered public <br />improvements for the North Townhouses Phase. <br />This condition is not applicable to this phase of the development. <br />8. The applicant shall provide a one-foot reserve strip at the end of Lord Byron Place, <br />Shadow View Drive, Suzanne Way and Melville Avenue, where these streets terminate <br />at the northern property line. <br />This condition is not applicable to this phase of the development. <br />9. The final PUD plans and subdivision shall be revised to depict the street name <br />Shadow View Drive," rather than "Shadowview Drive," as is depicted on the tentative <br />PUD plans. <br />The final PUD site plans for this phase are consistent with this condition. <br />10. If the applicant intends to provide the transit station in the manner proposed in the <br />applicant's tentative PUD plans, the applicant shall provide sufficient square footage <br />for the transit station. Otherwise, the applicant shall delete the proposed transit <br />station from the final PUD plans. <br />This condition is not applicable to this phase of the development. <br />11. The applicant shall install a traffic signal at the intersection of Crescent <br />Avenue/Shadow View Drive within 18 months of satisfying the Manual on Uniform <br />Traffic Control (MUTCD) signal warrants. The warrant analysis shall be submitted as <br />a part of each phase of development that contributes traffic utilizing this intersection <br />and shall be based upon actual traffic counts. <br />Public Works referral comments indicate that the traffic signal warrant analysis submitted by the <br />applicant provides confirmation that the intersection, with additional traffic from this phase of the <br />development, will not satisfy warrants for traffic signalization. The applicant is proposing a four- <br />way stop. Public Works staff concurs with the signal warrant analysis provided in Appendix C of <br />the applicant's Transportation Impact Analysis; however, no multi-way stop warrant has been <br />provided to substantiate the recommended four-way stop control. As such, prior to final PUD <br />approval, the applicant shall submit, for review and approval, a multi-way stop warrant for the <br />recommended four.-way stop control. <br />12.
