h. EC 9.6410 Motor Vehicle Parking Standards; Table 9.6410 Required Off Street Motor <br />Vehicle Parking; and EC 9.6430 Shared Off-Street Parking. Parking counts for <br />individual phases can be exceeded to accommodate future shared parking for <br />buildings not yet built. <br />L EC 9.6415(1) and (2) Drive-through Design Standards and Landscaping <br />j. EC 9.6420(3) Parking Area Standards (except where noncompliance was approved <br />through the tentative PUD) <br />k. EC 9.6730 Pedestrian Circulation On-Site (for residential buildings, and commercial <br />buildings less than 25,000 square feet) <br />1. EC 9.6780 Vision Clearance Area. <br />Conditions (a) through (d) are not applicable, as they apply to commercially zoned properties and the <br />as the subject property is not zoned commercial. The modification plans demonstrate compliance <br />with conditions (e) and (1). The modification plans also show compliance with the applicable portions <br />of condition (h). The remaining conditions (f), (g) and (i) through (k) are not applicable, as the <br />proposal does not include any multi-family housing or commercial, does not propose a drive- <br />through, and is not required to provide bicycle parking. <br />25. The following standards shall be reviewed for compliance at the time of building permit <br />submittal: <br />a. EC 9.2171(9) Fences <br />b. EC 9.2171(10) Outdoor Storage Areas <br />c. EC 9.2171(11) Outdoor Merchandise Display <br />d. EC 9.2171(12) Garbage Screening <br />e. EC 9.2751(13) Fences <br />f. EC 9.6725 Outdoor Lighting Standards <br />The conditions listed in (a) through (e) above are not applicable to this modification, as the subject <br />property is not commercially zoned. Compliance with (f) will be reviewed at the time of building <br />permit. As noted in the approved final PUD, to the extent that the above condition requires specific <br />performance after final approval, this condition will remain in effect and be included as part of the <br />PUD performance agreement for the project. <br />26. Final PUD plans shall show compliance with EC 9.2171(14) and EC 9.2173(9) Delivery and <br />Loading Facilities. Alternatively, delivery and loading shall occur from the public street. All <br />loading zones within public streets shall be signed and marked for "Commercial Vehicles <br />Only". <br />This condition is not applicable, as the area subject to the modification is not zoned commercial. <br />27. The final PUD plans shall show compliance with the landscape standards of EC 9.6210(7) <br />Massed Landscape Standards (L-7) along the northern property lines of Blocks P, M and N <br />and within the 6-foot wide strip north of Block L and Tennyson Avenue. <br />This condition is not applicable to this modification, as it does not include Blocks P, M, N and L. <br />Crescent Village Phase 1 (MDA 12-3) September 2012 Page 9
