9. The final PUD plans and subdivision shall be revised to depict the street name "Shadow <br />View Drive," rather than "Shadowview Drive," as is depicted on the tentative PUD plans. <br />This condition was met during the final PUD and subdivision. Consistent with this condition, the <br />modification plans correctly identify the street name as "Shadow View Drive." <br />10. If the applicant intends to provide the transit station in the manner proposed in the <br />applicant's tentative PUD plans, the applicant shall provide sufficient square footage for the <br />transit station. Otherwise, the applicant shall delete the proposed transit station from the <br />final PUD plans. <br />The proposed transit station, as shown on the tentative PUD plans, is not within the area proposed <br />for final PUD modification. As such, this condition is not applicable. <br />11. The applicant shall install a traffic signal at the intersection of Crescent Avenue/Shadow <br />View Drive within 18 months of satisfying the Manual on Uniform Traffic Control (MUTCD) <br />signal warrants. The warrant analysis shall be submitted as a part of each phase of <br />development that contributes traffic utilizing this intersection and shall be based upon <br />actual traffic counts. <br />This condition was reviewed at the time of final PUD (PDF 05-6) for the phase of development <br />associated with this modification, and no traffic signal was warranted at that time. As the <br />modification does not change the allowed residential density as approved under the final PUD, the <br />proposal is consistent with this condition. <br />12. To ensure consistency with the applicant's proposal, the final PUD plans shall reflect the <br />additional right-of-way and construction of two new travel lanes at Crescent Avenue and <br />Coburg Road as proposed on page 27 of the applicant's TIA. <br />This condition has been met previously, and the modification does not include this area. As such, this <br />condition is not applicable. <br />13. The applicant proposes left-in, right-in, right-out operation of private driveways with <br />median channelization on Crescent Avenue. The applicant shall submit a queuing analysis <br />to ensure the median treatments and driveway spacing provides sufficient storage for <br />anticipated queues without spill-back blocking traffic lanes or adjacent driveway ingress and <br />egress. <br />The modification does not propose any changes to access on Crescent Avenue. As such, this <br />condition is not applicable. <br />14. The location of the driveway in Block A onto Crescent Avenue shall be relocated to align <br />with the first driveway on the south side of Crescent Avenue, east of the proposed location. <br />The proposed modification does not include Block A.
