This condition will be implemented at the time of building permit. Public Works staff notes that <br />any easement needed for the shared driveways will be required on the related final subdivision plat <br />SF 05-22). <br />18. An approved street tree plan and a financial guarantee that the street trees will be <br />planted in accordance with requirements in Eugene Code 7.280, will be required by the <br />Urban Forester during the street dedication process. <br />Public Works staff notes that consistent with this condition, an approved street tree plan and <br />financial guarantee will be provided as part of the related final subdivision (SF 05-22). <br />19. Sidewalk location and design details shall be reviewed and approved by Public Works <br />staff during the construction permitting process with the intent of maximizing setback <br />sidewalk use in residential areas. Sidewalks adjacent to developed properties, common <br />areas, and unbuildable areas shall be designed and constructed during the PEN <br />process. Sidewalks along existing Crescent Avenue may be meandered to accommodate <br />berms and landscaping, but must be placed within the existing right-of-way. <br />Public Works staff notes that sidewalk construction along Tracts A and B were included in the <br />scope of the related PEPI, consistent with this condition. Sidewalk construction along each lot <br />consistent with this condition will be required as part of the building permit approval for each unit. <br />20. Stormwater drainage facilities within the development site shall be sized and <br />constructed in accordance with Chapter 7 of the Eugene Code. Detailed analysis and <br />design studies will be required during the PEN review, the approved system capacity <br />and design shall be consistent with the analysis approved by Public Works staff. <br />Public stormwater facilities shall be located within public rights of way or public utility <br />casements. Public utility easements shall be a minimum of 14 feet wide. The final PUD <br />drawings shall clearly identify which facilities are private and public facilities. <br />Public Works staff notes that storm drainage facilities were reviewed and approved as part of the <br />related PEPI permit, consistent with this condition. <br />24. The final PUD plans shall show compliance with the following standards: (An <br />approved adjustment shall constitute compliance.) <br />1. EC 9.6780 Vision Clearance Area. <br />Consistent with this condition, the vision clearance areas are delineated on the final PUD plans. <br />25. The following standards shall be reviewed for compliance at the time. of building <br />permit submittal: <br />f.
