Public Works staff notes that the paving width for Lord Byron Place is shown on the approved PEPI <br />permit consistent with the above condition. <br />6. The applicant shall construct all hammerhead turn-arounds consistent with APWA <br />Construction Drawings E-27 (A, B, & Q. The emergency loop at the end of Shadow <br />View Drive shall provide an interior radius no less than 30 feet. The reverse curve <br />leading into the 30 foot radius shall provide adequate maneuverability for standard <br />street sweeping equipment. The temporary turnarounds shall be shown on all site <br />plans excluding the right-of-way plan. <br />Public Works staff notes that the required turnaround is included in the PEPI permit, and is shown <br />on the Final PUD plans, consistent with the above condition. <br />7. The public accessway between Lord Byron Place to an existing improved path to the <br />east shall be constructed when Lord Byron Place is improved. Design and construction <br />of the pedestrian path shall be included with the privately engineered public <br />improvements for the North Townhouses Phase. <br />Public Works staff notes that the public access is included in related PEPI permit, consistent with <br />the above condition. <br />8. The applicant shall provide a one-foot reserve strip at the end of Lord Byron Place, <br />Shadow View Drive, Suzanne Way and Melville Avenue, where these streets terminate <br />at the northern property line. <br />Public Works staff notes that consistent with this condition, a reserve strip at the end of Lord Byron <br />Place will be provided as part of the related final subdivision (SF 05-22). <br />9. The final PUD plans and subdivision shall be revised to depict the street name <br />Shadow View Drive," rather than "Shadowview Drive," as is depicted on the tentative <br />PUD plans. <br />The final PUD site plans for this phase are consistent with this condition. <br />15. All public improvements shall be designed and constructed in accordance with adopted <br />plans and policies, the procedures specified in Chapter 7 of this code, and standards <br />and specifications adopted pursuant to Chapter 7 of this code. <br />Public Work staff indicates that the related PEPI was reviewed consistent with this condition. <br />16. Public wastewater facilities shall be located within public rights of way or public utility <br />easements. Public utility easements shall be a minimum of 14 feet wide. The final PUD <br />drawings shall clearly identify which facilities are private and which are public. <br />Public Works staff notes that if any easements are needed for wastewater service to the individual <br />lots, they will be required on the related final subdivision plat (SF 05-22). <br />17. Driveways onto public streets shall not be curb return types.
