No streets or bicycle lanes are proposed as part of this partition application. <br /> <br />(d) EC 9.6706 Development in Flood Plains through EC 9.6709 Special Flood Hazard Areas – Standards <br /> <br />Response: The subject property is located in Zone X, outside of the 500-year floodplain. These standards are not applicable to the <br />subject property. <br /> <br />(e) EC 9.6710 Geological and Geotechnical Analysis <br /> <br />Response: According to EC 9.6710(2), a geotechnical report is required for all proposed tentative planned unit developments, site <br />reviews, and subdivisions on properties with slopes greater than 5% or for proposed development that includes dedication or <br />construction of a public street or alley or the construction of public drainage systems or public wastewater sewers. <br />Based on EC 9.6710, this Tentative Partition Plan application requires no geological or geotechnical analysis. <br /> <br />(f) EC 9.6735 Public Access Required <br /> <br />9.6735 – Public Access Required. <br /> <br />(1) Except as otherwise provided in this land use code, no building or structure shall be erected or altered except on a lot <br />fronting or abutting on a public street or having access to a public street over a private street or easement of record approved <br />in accordance with provisions contained in this land use code. <br /> <br />Response: As required by EC 9.6735(1), all three proposed parcels have frontage on or abut either W 25th Ave or Portland Alley, both <br />of which provide public access. <br />
