Larry Smith, Videra Drive HOA
2 

All of the stormwater received in Basins A, B, and C-1 come together into Videra Creek at a single point
which is just above the stream crossing under Videra Drive. The culvert under Videra drive is privately
owned.
Focusing on the subject area, Figure 3 shows the proposed development area from the “Existing
Conditions Plan” drawing submitted by the applicant.

Figure 3. Existing Conditions Showing Watershed and Wetlands Perimeter
The watershed basins have been outlined and the notable wetlands identified here for reference. Figure 4
is a picture of Wetland 2 taken from a vantage point close to the intersection of Randy Lane and Hawkins
Lane, looking in a northeast direction. The vegetation and
soil in and around these wetlands support a variety of wildlife.
The wetlands also serve as a natural stormwater treatment
and retention facility which plays a major role to limit peak
flows in Videra Creek during storm events and to maintain
significant flow during periods without rainfall.
The overall influence of the proposed development can be
seen in Table 1 which breaks out all the areas within the
Videra Creek watershed basin. The basins which are on or
adjacent to the subject area contribute 62% of the total flow
Figure 4. Summer NE View of Wetland
