master plan, this system has the hydraulic capacity for frill build -out of the subject sub - <br />basin (A2 300 in the Bethel-Danebo basin). <br />The stormwater system will be public, will be reviewed and approved by the City, <br />through the City PEPI standards, and will be constructed to City standards. <br />Modifications to the storm system as it is shown will be made, as necessary and at the <br />direction of the City, to accommodate City review. <br />EC 9.8520(3): The proposed subdivision will not cause any existing improvements on <br />proposed lots to be inconsistent with applicable standards in this land use code. <br />This section does not apply. There are no existing improvements on the site. <br />EC 9.8520(4): The proposed subdivision provides pedestrian, bicycle and transit circulation <br />among buildings located within the development site, as well as pedestrian circulation to <br />transit stops and neighborhood activity centers located within 114 mile of the development site <br />and bicycle circulation to transit stops, and neighborhood activity centers located within 2 <br />miles of the development site, provided the city makes findings to demonstrate consistency with <br />constitutional requirements. These features are designated as not being <br />protected in the City Plan. Site E64 is not with the proposed phase subdivision <br />development (although it is depicted on the plan).
