9.6865 — Transit Facilities <br />Response: There is existing bus service provided by Lane Transit District; the closest bus stop to the subject property is located at <br />the intersection of Silver Lane and Sterling Drive on the south side of Silver Lane, LTD Route No. 55. <br />9.6870 — Street Width <br />Response: Bushnell Ln is classified as a local street. Per EC 9.6870, the required Right -of -Way Width for Bushnell Ln is 45' — 55' <br />and the required Paving Width is 20' — 28'. The Bushnell Ln ROW at the subject property is approximately 46' with 22' — 24' of <br />paving. See A & 0 Engineering Stormwater and Grading Sheet C — 1.0. <br />9.6875 — Private Street Design Standards <br />Response: No public or private streets are proposed or required with this tentative subdivision; this criterion is not applicable. <br />(c) EC 9.6500 through EC 9.6505 Public Improvement Standards. <br />9.6500 — Easements <br />(1) The city may require the dedication of easements for wastewater sewers and other public utilities, and for access <br />thereto for maintenance, of a sufficient width to meet the intended use, provided the city makes findings to demonstrate <br />consistency with constitutional requirements. <br />(2) Easements may be required along lot or parcel rear lines or side lines, or elsewhere as necessary to provide needed <br />facilities for present or future development of the area. <br />(3) No building, structure, tree, or other obstruction shall be placed or located on or in a public utility easement. Prior to <br />approval of a final PUD, final site review plans, or final plats, there shall appear thereon a restriction showing compliance <br />with this subsection. <br />Response: All proposed easements are indicated on the attached Riverstone Park Subdivision site plan set. For convenience five <br />proposed easements are listed below. Please refer to the plan set for easement details as this list may not be comprehensive. <br />1. One (1) 25' Joint Access and Utility Easement is proposed across Lot 1 for the benefit of Lots 2 — 5. <br />2. Two (2) 5' Private Storm Drainage Easements are proposed — one on the east boundary of Lot 2; one on the west <br />boundary of Lot 5. <br />3. One (1) 25' Storm Facility and Maintenance Easement is proposed on Lot 2 in relationship to the proposed 500sf <br />Infiltration Storm Planter#2. <br />4. One (1) 22' Storm Facility and Maintenance Easement is proposed on Lot 5 in relationship to the proposed 800sf <br />Infiltration Storm Planter #1. <br />9.6505 — Improvements — Specifications. <br />All public improvements shall be designed and constructed in accordance with adopted plans and policies, the <br />procedures specified in Chapter 7 of this code, and standards and specifications adopted pursuant to Chapter 7 of this <br />code. Additionally, all developments shall make and be served by the following infrastructure improvements. <br />(1) Water Supply. All developments shall be served by the water system of the Eugene Water & Electric Board. <br />Response: The proposed subdivision will be served by the Eugene Water and Electric Board (EWEB) according to their policies <br />and procedures. Private piping shall meet requirements outlined in Oregon State Plumbing Specialty Code (Current Edition). <br />Domestic service pipe sizing to be finalized during the building permit process. An existing 8" EWEB water main runs within the <br />south side of Bushnell Ln and is able to provide water service to all proposed lots.
