(2) Sewage. All developments shall be served by the wastewater sewage system of the city, complying with provisions in <br />Chapter 6 of this code. <br />Response: Lots 2-5 are proposed to be served via a publicly owned and maintained 6" lateral that will be broken into four (4") <br />laterals at the property line. The 4" laterals will be privately owned and maintained by each respective property owner. <br />Lot 1 is proposed to be served by an individual 4" lateral with a tap into the existing 8" public main in Bushnell Ln. Public vs private <br />ownership will transition at the property line. Private piping shall meet requirements outline in Oregon Specialty Plumbing Coe <br />(Current Edition). Final wastewater pipe sizing and routing to be completed during the building permit process. See A & 0 <br />Engineering Wastewater and Utilities Sheet C — 2.0. <br />(3) Streets and Alleys. <br />(a) The developer shall grade and pave all streets and alleys in the development site. All paving shall be to the <br />width specified in EC 9.6870 Street Width and provide for drainage of all such streets and alleys, and construct <br />curbs and gutters, sidewalks, street trees and street lights within the development site according to the Design <br />Standards and Guidelines for Eugene Streets, Sidewalks, Bikeways and Accessways and standards and <br />specifications adopted pursuant to Chapter 7 of this code and other adopted plans and policies. <br />(b) The developer shall pave streets and alleys adjacent to the development site to the width specified in EC <br />9.6870 Street Width, unless such streets and alleys are already paved to that width, provided the City makes <br />findings to demonstrate consistency with constitutional requirements. All paving shall provide for drainage of all <br />such streets and alleys, and construct curbs and gutters, sidewalks, street trees and street lights adjacent to the <br />development site according to the Design Standards and Guidelines for Eugene Streets, Sidewalks, Bikeways and <br />Accessways and standards and specifications adopted pursuant to Chapter 7 of this code and other adopted <br />plans and policies. <br />Response: The existing paving on Bushnell Ln adjacent to the subject property meets specifications per EC 9.6870 for Local, Low <br />Volume Residential streets at 22.5' — 24' where 21' — 28' is required. Proposed paving within the Bushnell Ln ROW and up to 500 <br />square feet of the private driveway adjacent to the ROW is proposed to drain into the existing public ROW east of the proposed <br />driveway entrance than handles runoff from Bushnell Ln. <br />Final lot and driveway grading will be completed during the building permit process. Driveway location shown on the Tentative <br />Subdivision plan set is preliminary and will be finalized during the building permit process. <br />All necessary and proposed drainage, curbs and/or gutters, sidewalks, street trees and street lights are indicated on the attached <br />plan set. See A&O Engineering Stormwater and Grading Sheet C — 1.0, and Civil Details Sheet C — 3.0. <br />(4) Sidewalks <br />Response: There are no existing curbs or sidewalks on Bushnell Lane. Proposed sidewalk and curbs are shown on A&O <br />Engineering Stormwater and Grading Sheet C —1.0. <br />(5) Bicycle Paths and Access ways <br />Response: The access driveway within the development site is designed and constructed according to provisions of this land use <br />code, the Design Standards and Guidelines for Eugene Streets, Sidewalks, Bikeways and Accessways, construction and design <br />standards adopted pursuant to Chapter 7 of this code, and other adopted plans and policies; it will be privately owned and <br />maintained by the property owners.
