<br />Findings & Decision: Rohan Real Estate Investments (PT 21-18) December 2021 3 <br /> <br />partition will create three parcels with an existing dwelling proposed to remain on Parcel 1. <br />With the potential for three homes on 0.4 acre of land the residential density is 7.5 units per <br />acre, which is within the density range for R-1 development as set forth in EC Table 9.2750. <br /> <br />The applicable lot standards are established at EC Table 9.2760 Residential Zone Lot Standards. <br />The proposal includes three standard lots subject to the applicable lot dimension requirements <br />of EC 9.2760. Referral comments from Public Works staff evaluate all standards listed from EC <br />9.6800 through EC 9.6875 and have concluded that the majority are met. Relevant excerpts <br />from the referral comments and findings are provided below, with the full referral comments <br />available in the application file for reference. <br /> <br />EC 9.6805 Dedication of Public Ways - EC 9.8215(1)(b) requires that the applicant comply with <br />the street, alley and other public way standards set forth in EC 9.6800 through 9.6875. Pursuant <br />to EC 9.6805, the city may require dedication of public ways for bicycle and/or pedestrian use
