Single -Family Options Zone (SFO) <br />The purpose of the Single -Family Options (SFO) zone <br />is to allow increased density and housing choices <br />within walking distance (1 /4 -mile) of River Road that <br />fit into the scale and character of existing residential <br />neighborhoods. The Single -Family Options was later <br />renamed to Residential Middle. This draft zone will be <br />further revised in order to comply with House Bill <br />2001, an Oregon law passed in 2019 that is <br />intended to provide more opportunities for a variety <br />of housing types in traditionally single-family <br />neighborhoods, and to increase the overall housing <br />supply in and around cities. This law will likely impact <br />the allowed building types, such as the Example <br />Development Typologies pictured here, and related <br />standards in this zone. <br />Proposed building types for SFO include: <br />• Accessory dwelling units <br />• Duplex <br />• Courtyard/Cottage Clusters <br />• Townhomes <br />The design objectives for SFO are to: <br />• Encourage a variety of housing types and sizes <br />that offer options at multiple price points and <br />contribute positively to the character of the <br />neighborhood and walkable streetscape. <br />• Provide housing type options that increase density <br />while maintaining consistency of building scale <br />and character with existing single-family <br />dwellings. <br />• Promote cohesive architecture that is visually <br />appealing, context sensitive and uses high quality <br />building materials. <br />• Incorporate sustainable design elements and <br />green building techniques. <br />• Minimize the impact of vehicular uses of the <br />pedestrian environment and adjacent properties. <br />RIVER ROAD CORRIDOR STUDY <br />105 <br />
