Corridor Residential Zone (C -RES) <br />The purpose of the Corridor Residential (C -RES) <br />zone is to increase density and housing choices <br />along River Road and other key transit cross <br />streets as well as adjacent to Neighborhood <br />Centers. This zone would also provide a transition <br />from higher density mixed-use districts to lower <br />density residential areas. <br />Proposed building types for C -RES include: <br />• Accessory dwelling units <br />• Duplex/Triplex/Quadplexes <br />• Courtyard/Cottage Clusters <br />• Townhomes <br />• 2- to 3 -story Multifamily <br />The design objectives for C -RES are to: <br />• Encourage a variety of housing types and <br />sizes that offer options at multiple price <br />points and contribute positively to the <br />character of the neighborhood and walkable <br />streetscape. <br />• Provide housing type options that transition <br />between mixed-use and multi -family zones <br />and single-family zones. <br />• Provide housing options that increase density <br />while maintaining consistency of building <br />scale and character with existing single- <br />family dwellings. <br />• Provide attractive and highly functional open <br />spaces that benefit residents and enhance the <br />walking experience with the neighborhood. <br />• Promote cohesive architecture that is visually <br />appealing, context sensitive, and uses high <br />quality building materials. <br />• Incorporate sustainable design elements and <br />green building techniques. <br />• Minimize the impact of vehicular uses of the <br />pedestrian environment and adjacent <br />properties. <br />RIVER ROAD CORRIDOR STUDY 42 <br />104 <br />
