Proposed Zoning Codes & Design Objectives <br />The design team developed three new zoning codes that could achieve the desired <br />outcomes of the proposed concepts as well as design objectives to inform development <br />standards such as building height, density, scale transitions, site coverage and setbacks, <br />property buffering and parking requirements and location. <br />Corridor Mixed -Use Zone (C -MU) <br />The purpose of the C -MU zone is to create thriving <br />mixed-use Neighborhood Centers at key locations with <br />transit access to provide community gathering spaces, <br />commercial services, and 20 -minute neighborhood <br />characteristics for the residential zones adjacent to the <br />corridor. <br />Proposed building types in C -MU include: <br />• Mixed-use buildings (i.e. ground -floor businesses with <br />housing on upper floors) <br />• Stand-alone commercial buildings, offices, and small <br />shops and restaurants <br />The design objectives for C -MU are to: <br />• Encourage new buildings with appropriate height <br />and relationship to the street that promote a long- <br />term transition to a highly walkable, safe, and active <br />streetsca pe. <br />• Combine engaging street side character with gradual <br />building scale transitions between uses of greater <br />and lesser intensity to foster residential livability. <br />• Incorporate a range of open spaces as part of <br />development to enrich the public realm, support <br />commercial activity, and create community meeting <br />places. <br />• Encourage design characteristics for mixed <br />commercial uses that support a successful business <br />environment through opportunities for street side <br />cafes, on -street merchandising, window-shopping, <br />and inviting access to business. <br />• Encourage design characteristics for apartment and <br />condominium uses that create inviting and safe <br />entrance areas, a sense of community and safety, <br />and a pedestrian scale that invites neighbors to walk <br />about the district. <br />• Incorporate a mix of vehicular parking options that <br />support an increased use of shared vehicles, bicycles, <br />public transit, and innovative transportation solutions. <br />RIVER ROAD CORRIDOR STUDY <br />Example Development <br />Typologies <br />Retail <br />af <br />all <br />Mixed-use Office Retail <br />Mixed-use Res Retail <br />Residential <br />I"I <br />
