Additional right-of-way of 20 feet will be dedicated on Dublin Ave. <br /> EC 9.6875 Private Street Design Standards - No private streets are proposed. <br />(c) EC 9.6500 through EC 9.6505 Public Improvement Standards <br />RESPONSE: EC 9.6500 Easements – There will be a proposed 7-foot public utility easement proposed along the <br />frontage of all public streets. <br /> EC 9.6505 Improvements – Specifications - All public improvements will be designed and <br />constructed in accordance with adopted plans and policies, the procedures specified in EC Chapter <br />7, and standards and specifications adopted pursuant to EC Chapter 7. Additionally the subdivision <br />will be served by the following infrastructure improvements: <br />(1) Water Supply - Water will be provided to the site by EWEB, consistent with EWEB’s <br />policies and procedures. Water is available from existing water main in Scenic Dr. and <br />Dublin Ave. EWEB-owned water facilities will be located in the street rights-of-way or in <br />minimum 7-foot public utility easements (PUE's). <br />(2) Sewage - The proposed wastewater collection system provides service to all proposed <br />lots, as shown on the tentative plans. Wastewater services are available in Dublin Ave. <br />(3) Streets and Alleys- Consistent with these standards, the proposed street will be graded <br />and paved to City standards and will be provided with curbs and gutters. <br />(4) Sidewalks – The proposed subdivision will provide setback sidewalks as shown on the <br />tentative map. <br />(5) Bicycle Paths and Accessways -There is no proposed shared use path in this <br />development. <br />(d) EC 9.6706 Development in Flood Plains through EC 9.6709 Special Flood Hazard <br />Areas – Standards. <br />RESPONSE: The site is located in Zone X according to FEMA. Therefore, this criteria does not apply. <br />(e) EC 9.6710(6) Geological and Geotechnical Analysis. <br />RESPONSE: A geotechnical report is provided <br />(f) EC 9.6730 Pedestrian Circulation On-Site. <br />RESPONSE: Pedestrian circulation is provided by the proposed street and sidewalk system. <br />(g) EC 9.6735 Public Access Required. <br />RESPONSE: No public access is required. <br />(h) EC 9.6750 Special Setback Standards. <br />RESPONSE: There are no Special Setback Standards for the subject site. <br />(i) EC 9.6775 Underground Utilities. <br />RESPONSE: All proposed utilities shall be placed underground. <br />(j) EC 9.6780 Vision Clearance Area. <br />RESPONSE: The vision clearance triangles are shown on the tentative map. <br />(k) EC 9.6791 through 9.6797 regarding stormwater flood control, quality, flow control <br />for headwaters area, oil control, source control, easements, and operation and <br />maintenance.
