There is a proposed overflow that connects to an existing <br />catch basin on the northwest side of Dublin Ave for larger events. The applicant is proposing to <br />dedicate lot A to the City for maintenance. Attached is a hydrology study. <br /> EC 9.6792 Stormwater Quality – Stormwater quality shall be accomplished via a proposed publicly- <br />owned stormwater detention basin on lot A. <br /> All stormwater quality facilities shall be sited, designed and constructed according to the water <br />quality provisions and the facility design requirements set forth in the Stormwater Management <br />Manual. The detention basin will be reviewed during the building PEPI process. <br /> EC 9.6793 Stormwater Flow Control (Headwaters) – Stormwater Flow Control (Headwaters), do not <br />apply because the elevation of the subject property does not drain directly to a headwaters stream <br />or into a pipe that discharges into a headwater stream. <br /> EC 9.6794 Stormwater Oil Control – Stormwater Oil Control, do not apply because the proposed <br />residential partition does not include any of the specified oil control sources. <br /> EC 9.6795 Stormwater Source Controls – Stormwater Source Control, do not apply because the <br />proposed residential partition does not include any of the pollution sources specified in EC <br />9.6795(2). <br /> EC 9.6796 Dedication of Stormwater Easements – There are no proposed stormwater easements. <br />Therefore, this criteria does not apply. <br /> EC 9.6797 Stormwater Operation and Maintenance - The applicant proposes that the pollution <br />reduction facilities be publicly maintained consistent with EC 9.6797. <br />An approved adjustment to a standard pursuant to the provisions beginning at EC 9.8015 of this <br />land use code constitutes compliance with the standard. <br />(4) The proposed subdivision will not cause any existing improvements on proposed lots to be <br />inconsistent with applicable standards in this land use code. <br />RESPONSE: All existing improvements will be removed, therefore this does not apply. <br /> (5) There shall be no proposed grading on portions of the development site that meet or exceed <br />20% slope. <br />RESPONSE: There are no portions of the ground on the site that exceeds 20%. <br />(6) The proposed subdivision provides safe and adequate transportation systems through <br />compliance with the following: <br />(a) Provision of pedestrian, bicycle and transit circulation among buildings located within <br />the development site, as well as to adjacent and nearby residential areas, transit <br />stops, neighborhood activity centers, office parks, and industrial parks, provided the <br />city makes findings to demonstrate consistency with constitutional requirements. <br />“Nearby” means uses within ¼ mile that can reasonably be expected to be used by <br />pedestrians, and uses within 2 miles that can reasonably be expected to be used by <br />bicyclists. <br />RESPONSE: Onsite pedestrian, bicycle and vehicle circulation is accomplished through the proposed internal <br />street system and sidewalks. No offsite improvements are proposed. <br />(b) The street layout of the proposed subdivision shall disperse motor vehicle traffic onto <br />more than one public local street when the subdivision exceeds 19 lots or when the <br />sum of proposed subdivision lots and the existing lots utilizing a local street as the <br />single means of ingress and egress exceeds 19. <br />RESPONSE: The proposed development disperses motor vehicle traffic onto Scenic Dr.. and Dublin Ave. Scenic <br />Dr. has multiple connections for egress.
