Response: The Performance Agreement, East Ridge Village PUD (PDF 02-2), signed between <br />September 16, 2002, and September 19, 2002, states that this condition was met prior to <br />this submittal. <br />The applicant shall submit 5 complete copies of revised Final PUD plans and 2 extra <br />copies of the site plan, Sheet No. LA-1. (1 copy of LA-1 shall be on 11x 17 paper.) <br />Response: The Performance Agreement, East Ridge Village PUD (PDF 02-2), signed between <br />September 16, 2002, and September 19, 2002, states that this condition was met prior to <br />this submittal. <br />During review of each subdivision, the applicant shall conduct the following additional <br />tree preservation measures: <br />Prior to tentative subdivision approval, in a manner acceptable to the City, the <br />applicant shall sufficiently remove underbrush (particularly non-native and <br />noxious vegetation, such as blackberries and poison oak) to allow reasonable <br />access for performing further survey work. As part of the typical tentative <br />subdivision monumentation process, the applicant's surveyor shall survey the <br />Conservation Areas/Common Easement Areas and make such minor <br />adjustments as are practical to include trees identified for preservation in the <br />Final PUD. The surveyor shall, as visibly and permanently as practicable, <br />cause each tree that was identified to be preserved to be marked/numbered. <br />In addition, the surveyor shall locate any additional trees over 8" DBH <br />located within the boundaries of a Conservation Area/Common Easement <br />Area. <br />Response: The trees planned for removal are shown on the Tree Preservation and Removal Plan in <br />the Preliminary Plans in Exhibit A. The information shown on the plans is the result of this <br />work conducted while preparing these plans. Trees greater than or equal to 8 inches in <br />diameter at breast height (DBH) have been identified on the plans. This condition is <br />satisfied. <br />Prior to tentative subdivision approval, the project arborist shall review the <br />findings of the surveyor and make any recommendations to the boundaries of <br />the Conservation Areas/Common Easement Areas to effectuate the intent of <br />the approved Final PUD tree preservation and tree planting plans, <br />considering the health of existing trees (with recommendations regarding <br />needed tree maintenance or possible removal of a tree for safety reasons). The <br />surveyor shall physically survey each tree to be preserved and, in consultation <br />with the project arborist, submit to the City tree preservation plans for any <br />plot plan (lot) containing trees to be preserved. <br />Response: The project arborist has reviewed the tree information obtained during the topographic <br />survey. The tree survey is shown on the Tree Preservation and Removal Plan in the <br />Preliminary Plans in Exhibit A. The trees have been noted on the plans to be either <br />preserved or removed.
