Therefore, the reasonable worst-case scenario is 253,500 sf of building areal <br />• 40% of the site is parking, drive isles, and loading area <br />• 5% is landscape, stormwater facilities, and setbacks. EC 9.2450 shows that there are no <br />frontage setback requirements, minimal internal setbacks, and minimal landscaping are <br />also noted. The 5% is estimated using developed properties on 1-2 land along West 1st Ave <br />and South Bertelsen Road. While many lots had zero landscaping, it is assumed a new <br />building on 1-2 would have at least 5%. <br />The above building site was determined based on typical building, landscaping, and parking ratios <br />for this type of land use and what is required by code. The types of uses and sites were compared <br />until the maximum number of PM Peak Hour trips is achieved.
