to install the storm drain line from the connecting the detention ponds to the outfall <br />will not have adverse impacts on the preserved wetland. <br />11) The applicant shall submit an Irrevocable Petition for public improvements in West <br />18th Avenue to include street trees. <br />12) Prior to issuance of a building permit, the applicant shall vacate the Slocum Drive right- <br />of-way and acquire the land proposed for the northwestern driveway access. <br />Alternatively, the applicant shall construct improvements in Slocum Drive through <br />either the Privately Engineered Public Improvement process or by obtaining a <br />Temporary Surfacing Permit from the City's Public Works department; or the applicant <br />shall apply for a Site Review Modification to relocate or redesign the driveway access <br />to comply with applicable standards. <br />13) Prior to final site plan approval, the applicant shall revise the vision clearance areas on <br />the site plan to comply with EC 9.6870. <br />14) Prior to building permit issuance, the applicant shall provide evidence demonstrating <br />compliance with EC 9.6795, more specifically, showing how solid waste areas will <br />connect to the wastewater system and will be hydraulically isolated in accordance <br />with applicable standards. <br />Approved By <br />Gabe Flock, Principal Planner, for the Eugene Planning Director <br />Post Approval & Expiration <br />9/11/2020 <br />Date <br />Pursuant to EC 9.7220(4), the Planning Director's decision regarding this Type II application is <br />effective on the 13th day after notice of the decision is mailed, unless appealed according to the <br />procedures in EC 9.7605. <br />The approval shall remain effective for 18 months following the effective date of approval, in <br />accordance with EC 9.7230. Within that time period, the applicant must submit a final plan <br />meeting the applicable conditions of approval, submit an application for a development permit, <br />and execute a performance agreement in accordance with EC 9.7025.
