(a) In any zone, except 1-2 and 1-3, on-site pedestrian paths shall be constructed in <br />the following cases for institutional, office, commercial and employment and <br />industrial development... <br />This standard does not apply because this development is residential. <br />(b) In employment and industrial developments on E-1 zoned property... <br />This standard does not apply because this development is not located on E-1 zoned property. <br />(c) In all zones, on-site pedestrian paths shall be constructed within new multiple- <br />family residential developments with 3 or more units to insure that access is provided: <br />1. From every unit to all other units within the residential development. <br />An interconnected system of pedestrian paths and sidewalks provide pedestrian connections <br />from every unit to all units throughout the development. <br />2. From every unit to all laundry, recreational and other community facilities <br />in the residential development. <br />An interconnected system of pedestrian paths and sidewalks provide pedestrian connections <br />from every unit to recreational building, bike storage buildings, and other amenities located <br />within the center of the development. <br />3. From every building located within 40 feet of a public or private street to <br />the street right-of-way line. <br />Based on the interconnected system of pedestrian paths and sidewalks all buildings have <br />adequate access to meet this standard. Further, nearly all buildings within 40 feet of the road <br />have a direct pedestrian connection to the sidewalks along West 18th Avenue and Willow Creek <br />Road. <br />Based on these findings, these standards are met. <br />(3) Design of On-Site Pedestrian Facilities. All on-site pedestrian paths provided for <br />the purposes of complying with this land use code shall conform with the following <br />standards: <br />(a) On-site pedestrian paths shall provide direct access from public ways to <br />building entrances. <br />For all buildings located adjacent to the public rights-of-way, a direct pedestrian connection has <br />been provided, with the exception of Buildings 16 and 17. The applicant has requested an <br />adjustment, as permitted under EC 9.6730(4), to this standard for Buildings 16 and 17.
